Power flushing in London

For systems full of sludge: cold radiators, a noisy boiler and heat that never quite arrives.

Service overview

Over the years, steel radiators and system water react and produce iron oxide. It settles where flow is slowest, which is the bottom of radiators and the low points of the pipework. Enough of it and the system stops circulating properly.

A power flush pushes water through the system at high velocity, in both directions, with a chemical cleaner in it, to lift that debris and get it out. It is the fix for a genuinely sludged system, and it is unnecessary on a clean one.

We will tell you which of those you have. Selling a power flush to someone whose real problem is an unbalanced system is a good way to take money for nothing.

What the standard actually asks for

BS 7593:2019 is the standard covering water treatment in domestic heating systems, and it sets out a clear sequence: clean the system, dose it with a corrosion inhibitor, fit a filter, and verify the inhibitor level every year afterwards.

That last part is the one most often skipped. Inhibitor depletes. A system dosed five years ago and never checked since is running unprotected, which is how it got sludged in the first place. The annual check is a two-minute test during a service.

How long it takes and what it involves

A power flush on a typical eight to ten radiator system takes most of a working day. The pump is connected to the system, cleaner is circulated, each radiator is isolated and flushed individually in both directions, and the whole system is then flushed through until the water runs clear.

At the end it gets dosed with inhibitor and, where there is not one already, a magnetic filter goes on. The filter is what catches the oxide that forms afterwards, and it is why BS 7593 recommends one on every new boiler installation. Without it you are relying on the inhibitor alone.

When a flush is not the answer

If radiators are cold at the top, that is air, not sludge, and a flush will not fix it. If some rooms are cold and others roast, the system probably needs balancing. If the boiler is short-cycling, that may be sizing or controls.

A power flush is worth doing when there is genuine debris in the system, and it is close to essential when a new boiler is going onto old pipework — manufacturers write cleaning requirements into their warranty terms precisely because oxide from an old system wrecks new heat exchangers.

Flushing pump connected, chemical cleaner circulated through the whole system.

Every radiator isolated and flushed individually in both directions until it runs clear.

Dose and protect

Inhibitor dosed to BS 7593 and a magnetic filter fitted where there is not one already.

Clean, dose with inhibitor, fit a filter, and verify the inhibitor annually. The 2019 revision strengthened the filter and verification requirements.

Catches the iron oxide that causes the cold-at-the-bottom fault. Recommended on every new boiler installation.

Manufacturer warranty terms

Most boiler warranties require documented system cleaning. Fitting a new boiler to a dirty system can invalidate the cover.

Power flush: common questions

Most of a working day for a typical eight to ten radiator system. A bigger or badly sludged system can run longer.
Cold at the bottom of radiators, black water when you bleed, and a boiler that kettles are the classic three. Cold at the top is air and needs bleeding, not flushing.
The system needs cleaning, and how far that has to go depends on its condition. Manufacturers write cleaning requirements into their warranties because oxide from an old system damages new heat exchangers.
It sits on the return pipe and catches iron oxide before it reaches the boiler. BS 7593:2019 recommends one on every new installation and most manufacturers now expect to see one.

If it is cold at the bottom, yes. If it is cold at the top it is air, and if the whole room is cold while others are hot the system likely needs balancing instead.
On a very old system with corroded pipework there is a real risk of disturbing something that was holding. We look at the system's age and condition first and tell you honestly if a gentler chemical cleanse is the wiser option.
